*Cancellation Policy*

Due to our location and lack of passing trade we have the following cancellation policy:

• If you cancel 4 weeks or less before your arrival date there will be no refund inless we manage to resell your room. If we resell your entire booking we will refund the money straight away. Otherwise we will refund anything owed on your "would be" departure date.
• A full refund will be given for any cancellations of more than 4 weeks from arrival.

PLEASE make sure you have booked your ferry place and have adequate holiday insurance in place.

 
Terms and conditions

General
1. No smoking inside the property.
2. Well-behaved dogs welcome by arrangement only. Please do not allow dogs on the furniture and make sure that all dog mess is removed from the garden/driveway.
3. We expect guests to enjoy their time at Rockvale while allowing other guests to do so as well.
 
Arrival and departure
4. Arrival time is on arrival in Tiree.
5. Check out time is 10.00am.
 
Damage
6. Please let us know of any damage/breakages so that repairs or replacements can be made for the next guests. We expect you to look after your room, fixtures and fittings and you will be considered liable for anything other than trivial damage or breakages. We will be the sole arbiters of what is 'trival'.
 
Liabilities
7. Information provided to guests both prior and after booking is given in good faith. As far as possible we will make sure it is accurate. However we shall not be liable for any damage or loss resulting from information given orally or in writing. 
8. We will not accept liabllty or responsibilty for any accident or injury to you, your family or friends, or lossor damage to personal property, however caused, during your stay. 
 
Travel Distruption
9. Ferry and air travel to and from Tiree can be subject to distruption. 
10. Please make sure you have suitable travel insurance in place to protect you from losses.
11. There will be no refund for loss days due to the ferry or plane being cancelled, your travel insurace should be able to compensate you. 
12. If you cannot leave on your departure date due to the ferry or plane being cancelled it may be possible to stay longer if the property is empty or the guests arriving are also unable to travel. Please speak to Alison who will be able to advise. Extra nights will be charged at the normal cost and you should be able to claim these back from your insurance provider.
